Terms & Access

1 – A non refundable £100 deposit (per week booked) to be paid upon booking with remaining balance no later than 6 weeks prior to day of arrival (full payment, once received is non refundable)

We do not accept debit /credit cards – cheques made payable to Mrs E Hiorns-Morgan or bank transfers also an option, Please ring for details.

Deposit by cheque to arrive no later than 5 working days of booking to secure reservation.

A confirmation of your booking will be sent via email (or post if preferred) upon receipt of deposit & your fully filled in booking form & agreement to our Terms & Conditions.

2 –Should you need to cancel with less than 6 weeks to the date of the booking then you will be bound by this agreement to pay us in full for that booking. You would therefore be advised to take out holiday cancellation insurance to cover you for that eventuality. 

3 – If we should need to cancel the booking we will refund all monies paid to us by you. Our responsibility and financial liability shall be limited to the return of monies received in the event of accommodation booked in good faith not being available.

4 – Accommodation will be available to you from 4pm on the start date of the booking. We will meet you upon arrival and will guide you through the property. Beds made up for your arrival, 1 bath, 1 hand towel provided per person, 1 bath mat per bathroom. Please bring your own beach towels and any extra towels you may require. Oven gloves and tea towels provided.

5 – Accommodation must be vacated no later than 10am on the day of departure, this is to allow for cleaning and maintenance to take place.

All accommodation must be left in a very clean and tidy condition – just as you found it.

We have a strictly NO SMOKING policy, should guests smoke in the property a £150 charge will be made to cover cleaning.

6 – Any problems found with any appliance, fixture or fittings must be reported to us, the owners who will ensure within a reasonable time that this is repaired or alternative arrangements made. Under no circumstances should any guest attempt repairs to the property or its contents. This will invalidate service contracts, warranties and agreements and charges for such repairs will then pass to the hirer. The hirer undertakes to keep the premises, all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the letting and shall report and pay the owners the value of any part of the premises, furniture, fittings and effects so destroyed or damaged.

7 – Only the number of guests stated at the time of booking will be allowed to stay in the property. We reserve the right to refuse entry to the entire party if this condition is not observed. We do not accept bookings from ages under 21 years.

8 – We reserve the right to decline entry and accommodation or to expel any occupier or visitor for conduct which in our view is detrimental to the property. We reserve the right to enter the property at any time but will endeavor to do so when convenient to the occupier.

9 – Well behaved, sociable dogs are only accepted by prior arrangement with a weekly charge of £40 per dog. Any agreement to allow dogs onto the property is conditional that under no circumstances are they to be allowed into the bedrooms nor to sit or lie on any sofas, chairs, or other soft furnishings. A charge of £150 will be made if this condition is breached. Dogs must be kept under strict control at all times and NOT BE LEFT UNATTENDED IN THE PROPERTY AT ANY TIME. Failure to comply will render the contract terminated and you may be asked to leave the premises. 

10 – We, the owners are not to be held responsible for the loss of any valuables or property left on or around the premises at any time. All guests, their friends, family or visitors must ensure that they take all reasonable steps to ensure their own safety whilst inside or outside of the property and surrounding area. The owners will not accept responsibility for any injury or loss caused whilst in or around the property. Any vehicles parked on the premises are parked at the sole risk of the owner of the vehicles.

Due to both bedrooms being on the first floor this property is unsuitable for wheelchair users.
